From Haleiwa to Sunset Beach is known as the 7 miracle miles. Three of the most famous surf breaks in the world are located here.
Waimea bay with the placid lake like profile in summer to winter’s waves reaching 50 feet. In Hawaii we measure wave size from the back of the wave not the front.
Ehukai (Pipeline), home of the Pipeline Masters surf contest in December. When this wave breaks in the shallow, it is only for the brave and trained waterman.

Sunset Beach, the second stop in the surfing triple crown event. 2017 holding period for the Vans Triple Crown is November 12 to December 20. Beautiful sunsets and great strolls on the beach in the summer time.

Haleiwa town has been shaped by the surf culture that permeates and feeds the community. An abundance of restaurants, gift shops, art galleries, and shopping opportunities abound.

Summer is here and the waves on the North Shore have diminished. Waimea Bay is now like a lake with sailboats moored out by the point. Lots of activity in Haleiwa Harbor.

Beachfront sales have been remarkable for the past 5 months from Turtle Bay to Mokuleia. Please feel free to ask for the statistics.

Now that the neighborhood has been picked, time to eliminate the ones that do not meet your criteria. If you are looking to raze the beach shack and build new, shoreline setbacks need to be considered carefully to ensure the home of your dreams will fit. As you can see from these photos the owner is preserving the positioning of the existing structure. It is called the repair and replace trick. This renovated cottage will be coming back on market for purchase. Contact me if you have an interest.

Is it time to buy that special home at the edge of the Pacific ocean? There are many things you will need to consider in Hawaii, depending on the location of your choice. There are State regulations that need to be carefully considered. The home if it is a new build has to be 40 feet from the seaward boundary;

The shoreline is defined as the “upper reaches of the wash of the waves, other than storm and seismic waves, at high tide during the season of the year in which the highest wash of the waves occurs, usually evidenced by the edge of vegetation growth, or the upper limit of debris left by the wash of the waves”

This is determined by a shoreline survey. The survey needs to be approved by the governmental agencies monitoring coastlines in Hawaii.

The beach where the monk seal birth occurred is called Kaimana beach, this is the prime beach of the Gold Coast of Honolulu. Located across from Kapiolani park this neighborhood is beach or oceanfront.

There are seventeen oceanfront residential and hotel buildings in the area on the Diamond Head end of Waikiki in Honolulu. Those buildings turned out to be politically very unpopular, and after they were built in the 1960’s the city of HOnolulu banned any future high rise buildings in that area.

The Diamond Head Preservation Area was created at that time to preserve the area at the base of Diamond Head and protect it from future high rise construction. According to current regulations, if any of the current high rise buildings in this area are knocked down or damanged beyond repair they will not be rebuilt. New structures are limited to a height of 3 stories.

No changes in structure or use of the current 17 buildings can be made without a significant government approval process. For example, even though the Colony Surf was once a hotel, it cannot revert back to beging a hotel unless it receives special approval. Until recently Michel’s restaurant was only allowed to serve dinner but they finally received approval to serve Sunday brunch. Residential buildings can only be rented as vacation homes for a minimum of 30 days.

The New Otani Kaiman Hotel, San Souci, Colony Surf, Colony Beach are located on a sandy beach. The remained of buildings are oceanfront. Some buildings do have a small beach at low tide.
Each building has it’s our nuances and personality.
